10 Steps To Buying A Home
Below is an overview of the steps we take to help you find the perfect home.

Initial Consultation – this is a no-pressure meeting that allows us to discuss your goals and how we can help. We will talk in simple terms about our approach to buying homes and answer all the questions you can think of. We also review our service guarantee so that you know from step 1 what to expect from your real estate consultant.
Mortgage Pre-Approval – it is important to connect with at least one lender and complete the mortgage pre-approval process. This will give you an essential tool you need to make an offer once you find the right home for you. With the pre-approval letter you will also receive a good faith estimate that will outline how much you can borrow, how much it will cost you on a monthly basis and an estimate of how much your closing costs will be.
MLS Updates – se will set up email alerts so that you are receiving updates about properties as soon as they hit the market. You will no longer have to search Craigslist, Zillow, Trulia… to find homes that may or may not still be fore sale. Now you will have access to the same information that real estate agents do. As properties become available we will make recommendations and help you narrow your list.
Showings – working around your schedule, we will make appointments at the homes you have chosen to see. Your EcoBroker certified real estate consultant will teach you how different aspects of the homes you are seeing will affect quality, maintenance, energy efficiency and value.
Market Analysis – eventually you will narrow down your search to a neighborhood or condominium building. Your real estate consultant will compile market data that will empower you to decide the current market value of the property or properties you are considering for purchase.
Drafting An Offer – we will discuss the terms of your offer and compile them in the form of a contract. It is important that you understand entire contract and ask us any questions you have before signing anything. Though you are at the offer stage, you are submitting a legally binding contract. It must include a lender letter and copy of your earnest money deposit (EMD). Your EMD is typically equal to 1% to 5% of the purchase price. This money is held in an escrow account and credited back to you at settlement.
The Negotiation – every home sale contains a unique combination of wants, needs and personalities. We will collect as much information as possible and work with you on creating the best strategy to accomplish your goals. This is one of the most important parts of our job and we take it very seriously. We will fight for every penny as though it were our own money.
Managing The Details – once all parties have agreed on terms and you have a ratified contract, we go to work helping removing the contingencies and managing all the details necessary to get you to settlement. There are many phone calls, emails and people involved during this stage. Your real estate consultant will manage the details to make sure that nothing falls through the cracks and the disruptions to your life are minimized. Think of us as the pilot and you as the first-class passenger.
Settlement – this is the main event that we have been working towards. You will be signing all the final loan documents and paperwork to transfer ownership. You will receive your keys and become the owner of you new home. We do everything in our power to get you a copy of the settlement statement (HUD 1) at least 24-hours prior to settlement so you are aware of every penny changing hands prior to settlement. You are able to make sure everything looks perfect prior to settlement.
After Settlement – we pride ourselves on maintaining life-long relationships with our clients and continuing to add value. One way we do this is by offering to subsidize the cost of a home energy audit. It’s a great way to learn about the different ways you can improve comfort, energy efficiency and indoor air quality of your home.
