Property Tax Exemption Filing Dates Announced For March 2012

The Broward County Property Appraiser’s Office hosts a series of community outreach events each month throughout Broward County. Deputy Appraisers will be available to assist with Homestead, Senior and other property tax exemption applications, as well as answer questions on property taxes. We are also accepting applications for Portability. The outreach program is designed to provide convenient and accessible service to the residents of Broward County. All outreach events listed below are open to the public.

*** You still have time to file for 2012 Exemptions. The deadline has been extended to September 18, 2012 for all 2012 exemptions. ***

Documents required to file a Homestead Exemption include:
• A current Florida driver’s license or Florida identification card, and
• A current voter registration card or declaration of domicile
• Non-US citizens must also provide proof of permanent residency.

Qualified residents 65 years of age or older as of January 1, 2012 may also apply for the additional Senior Exemption. Eligible seniors must have a total household adjusted gross income not to exceed $27,030. Documents required for the Senior Exemption include a 2011 income tax return or, if one does not file income taxes, a copy of the 2011 Social Security 1099 Form.

Welcome!

In Series 2 we will go over above and beyond the basic definitions from series 1. In, this series we will go over Approved Vs UnApproved Short Sales.

First, Approved Short Sale is a property the Lender has approved at the list price of X. It was a process with a past buyer that made and offer on an Unapproved property that is a short sale. This buyer unfortunately waited a long time. They sent an offer with their agent hoping to get a quick response. Well, that took somewhere between 8 to 24 months just to get an answer. Now one question is why would anyone do that? Correct…why. Well it has been proven that a Short Sale purchase can save you a considerable amount of money when purchasing.

This buyer waited and waited and waited and got no response, or got a response and did not like it!

Now…from an Unapproved Short Sale, the agent markets the home as an Approved Short Sale! Difference being is that the Lender now wants this toxic asset off it’s hands. Before, the lender is forced by the federal government to allow the past owner to re-finance it or renegotiate the loan with the lender through the HEMP program. (HEMP is a another subject we will talk about) a federal program that tells lenders to work it out before s a short sale or foreclosure.

The best part of an approved short sale is that it can close between 3 weeks to 90 days depending on the lender and all the paperwork that has already been processed.

Therefore again, it makes sense to purchase an approved short sale,compared to an unapproved short sale.
